The meeting comes as the Rasen Mail has learned of a further “substantial” housing project has been mooted on land behind Dear Street.

Many residents who attended an exhibition staged by developer David Nelstrop were angry at his proposals, citing fears over traffic, flooding and social housing.

Town Mayor John Matthews said “more homework” needs to be done on the plan.

Developer Dave Nelstrop said he would draw up a revised plan, which would be submitted to council in September-October.

Mayor Matthews said the exhibition outlining the housing plan for 15 acres of arable land south of Linwood Chase was well-attended and revealed a public appetite for a forum and the town council was prepared to listen, raise and air their concerns.

“The Town Council has had many calls and visits to the office,” he said.

Thus, the council would host a public meeting in Festival Hall on Thursday August 7 at 6.30pm for the public to air their views.

Earlier, nearby residents expressed their views to the Rasen Mail about the proposals.

One man said: “It’s a geriatric estate. Youngsters in cars go through like bats out of hell.”

Some of the proposed site floods in winter and he feared the pressure 150 more houses would put on schools and doctors.

Another woman also raised concerns with flooding and speeding traffic on the Ridings Estate which would be used to gain access to the new development.

“I live in Beccles Way. It’s a rat run” she said, saying she too was worried over the effects of 100 extra vehicles.

A resident whose home overlooks the proposed site and said she has to put up with floods every year.

Marilyn Helmsley said she was concerned about traffic, but said if access to the new homes was from Linwood Road that would be fine.

Coun Steve Bunney said he was unsure of the plan and would need to study it further.

“The issues for the town that need to be discussed are access and flooding,” he said.

David Nelstrop said he and his consultants have been listening to the concerns over traffic, flooding and the number of affordable houses.

“This is an indicative layout. We will take the concerns on board and prepare a revised plan in a couple of months, then send it to council in September/October,” he said.

He wasn’t sure if he was confident but added: “The shortage of houses throughout the district has been identified by the district council.”

Such shortages look set to be cited by the developer of a site opposite Holyrood Church and close to the Red Lion pub. The site behind Dear Street was once subject to plans for a Tesco, which eventually was built in Linwood Street.

The Rasen Mail learned this week that a substantial development is at the pre-application stage.

Meanwhile, plans for 275 houses by Chestnut Homes in Dunholme have attracted opposition from nearby residents who say the plans between Honeyholes Lane and Lincoln Road will generate too much traffic in Dunholme and neighbouring Welton.

“I shall be fighting that. There’s been a tremendous number of objection letters. (It involves) yet a another access onto an extremely busy road,” said Welton councillor Malcolm Parish.

Last week, West Lindsey District Council approved plans for 63 homes on land east of Hackthorn Road. But Coun Parish says there are further plans for 30-40 homes along that road, which would involve a new health centre, but would it be worth “capitulating” for a much needed facility?

Government and council planning polices favoured housing in settlements with facilities as they are seen as sustainable, but these centres were suffering from development and “while they have the facilities, they are oversubscribed,” he said.
