The former British Sugar factory site near Brigg is on the market at a guide price of £5m.
The mixed-use development land extends to 104 acres, including 38 acres zoned for employment use.
This could provide up to 478,000 sq ft of new industrial space across numerous buildings.
The site was brought to the market by international real estate advisor Savills, on behalf of a private client.
Savills industrial director Dave Robinson said the site offered ‘significant’ future development potential.
He said: “This major site is very well-connected and would be suitable for a wide range of industrial uses.
“With scope for further rural and residential use, subject to planning, it also offers significant future development potential.”
Glanford Brigg Power Station and the straw-fired Brigg Renewable Energy Plant, which is currently under construction, are both located on neighbouring land.
