A 930m2 medical centre has been proposed as part of a 150-home development on a greenfield site off Hackthorn Road, Welton.
The proposal from Lincoln company Welton & Jays Ltd is for a 6.16ha field at the north end of the village. The site currently contains ‘The Jays’ cottage (which would be demolished in the development) and open space, and is opposite Welton’s Golf Club and Welton Parish Sports Club and Pavilion. To the south is a narrow linear field which has recently gained planning approval.
The outline application comprises a layout for 130-151 dwellings, a new medical centre, with associated car parking, access, landscaping and open space.
It says a recent questionnaire from the Neighbourhood Plan Committee of Welton Parish Council indicates that the two key concerns for residents are the capacity of the medical centre and the availability of parking for the surgery.
“These proposals seek to address this issue by providing a medical centre and, therefore, alleviating parking issues present in the historic village centre. The location of the medical centre on the site would support the emerging community focal point to the north of the village, opposite the site, which currently includes the Sports and Social Club, sports and play facilities, the Falconer Public House and the Golf Course,” said the Design and Access Statement.
The application added it represented a sustainable and appropriate extension of the village without protruding into open countryside.”
“The scheme will support the supply of high quality housing in the area and provide a much-needed facility for the existing and future residents,” it said.
