For anyone who has ever dreamed of having their very own woodland, now could be the time to make it a reality.

Cadney Wood - a 39-acre area of woodland, in between North Kelsey and Brigg - has been put on the market by a private vendor.

The woodland is being sold for £130,000 - roughly the same price as a semi-detached house in Market Rasen.

The woodland was established in 2004 and is described as ‘making an increasing impact on the landscape’.

John Clegg & Co partner Mike Tustin, who is marketing the woodland, said: “The market for woods and commercial plantations throughout the UK has strengthened considerably in the past two years in strong contrast to other sectors of the property market.

“Cadney Wood offers a good opportunity to acquire a rural and productive slice of the Lincolnshire wooded countryside, whether for amenity, conservation, wildlife interest, timber interest or other reasons.”

The vendor is selling the woodland as either one single site - or split into two smaller sites of 14.55 acres (for £55,000) and 21.44 acres (for £75,000).

A description of the land states: “Cadney Wood is making an increasing impact in the landscape following its establishment in 2004.

“The crops are growing well and providing an increasingly important habitat feature.

“The woodland was planted with a sycamore, ash, poplar mixture, with the latter being used as a nurse crop intended to be removed at year 15.

“To complement and enhance the conservation value, the owners planted a variety of ‘wet woodland species’, including alder, crack willow, birch, goat willow, Guelder rose and hawthorn.”

Cadney Wood is accessed over a hard track from the village of Cadney.

The woodland was planted under the Farm Woodland Premium Scheme, with annual grants available to the woodland owner for the next three years, until 2019.

Purchasers should be entitled to £300 per hectare per annum until 2019, according to John Clegg & Co.
